PROCESS

Architectural and Interior Design Process

The process outlines the main services offered: Architectural Design and Interior Design. It is structured in the correct order, starting with the initial consultation. You may not need both services perhaps only architectural or interior design stages. Once the project is discussed, a brief and service outline can be created, making it easier to determine the scope and provide accurate fees.

Initial Consultation & Design Brief

Each project begins with a design brief meeting either in person or over the phone to discuss goals, ideas, and overall vision. From this, a tailored quote is prepared, providing a clear breakdown of costs at each stage of the architectural design process.

2

Measured Survey

Following the design brief, a full measured survey of the site is carried out to record accurate dimensions for the initial drawings. This detailed process typically requires several hours on-site to gain a thorough understanding of the property.

3

Architectural Design: Initial Drawings & Presentations

At this stage, the initial drawings and presentations for the project are developed, with multiple options until the design aligns perfectly with the brief. Existing plans are produced, along with proposed design options that include alternative internal layouts or external elevations as discussed.

4

Planning Submitted

Once the designs are agreed, an application is submitted for planning permission and liaison maintained with the planning officer throughout the process. Approval for residential projects typically takes two months or more, with complex schemes requiring longer. If amendments are requested, these are discussed and addressed as needed. Where proposals fall under Permitted Development Rights, a Lawful Development Certificate is usually recommended to confirm compliance and avoid future issues on resale.

5

Party Wall

If a project affects a boundary wall with a neighbouring property, a Party Wall Agreement will be required. It is advisable to consider this several months before work begins and where possible, involve a Party Wall Surveyor during the design stage to minimise issues later.

6

Technical Drawings

Once your planning application is approved, it's time to celebrate while preparing technical drawings and specifications. Working closely with a structural engineer to gain building control approval. These detailed drawings cover essential construction elements foundations, steel supports, electrics. They also ensure compliance with safety regulations and provide clear guidance for builders throughout the construction process.

7

Interior Design: The Vision & Presentation

With the architectural shell and layout finalised, focus shifts to the interior design. This stage is a collaborative process where the overall look and feel of the home is thoughtfully designed to achieve the style in mind. Every element is considered from the design of kitchens, bathrooms, living areas, and bedrooms, to finishes such as flooring, wall treatments, lighting plans and detailed furniture layouts.

Through a series of design presentations and mood boards, the visual direction is refined, allowing for thoughtful decisions that reflect your personal style and the functional needs of the space.

8

Procurement & Interior Technical Documentation

Once the design is approved, we move into the technical and procurement phase. This includes the development of comprehensive drawing packages that translate the design into construction documents. These may include detailed floor plans, internal elevations, bespoke joinery drawings, door and window schedules, bathroom layouts, and specifications for all finishes.

The procurement process covers all FF&E, from elements such as kitchens, bathroom sanitaryware, lighting & electrical layouts to finer details like skirting boards, coving, ironmongery, and custom joinery.

All technical drawings and specifications are issued to contractors and trades, ensuring clear guidance for execution and quotes. This phase bridges the gap between creative vision and physical reality, ensuring the design is delivered with precision and quality.

9

Furniture & Styling Package

If your project only involves furniture, it's best scheduled once the space is ready for installation. The package includes both fitted and loose joinery, as well as key pieces like sofas, beds, tables, lighting, and soft furnishings.

A furniture and accessories package for larger full scale projects is optional but highly recommended, as it adds the final layer that brings the whole home together. It can be completed alongside the main interior design phase or addressed later, following a similar process with presentations, layout drawings, and specifications.

10

Installation, Construction & Handover

Once specifications and drawings are finalized, we move into the construction phase. Site visits will ensure the project progresses smoothly, with ongoing discussions as needed. This is where the vision comes to life. Upon completion and receipt of any required certificates, the project is handed over for you to enjoy your new home.
